Oakwood Lodge is a development of 20 new homes being developed for Wythenshawe Community Housing Group and Garden City Homes. Located in a busy area made up of residential and commercial properties.

Works began on site in mid-November and the Considerate Constructor Team have recently completed their first inspection, recognising the site as excellent for:

  • Respecting the community
  • Caring for the environment
  • Valuing our workforce

With an overall score of 41 out of 45.

The site neighbours are a long-established local nursery which has meant consideration has been given to ensure sensitive delivery times. John Southworth is supporting the nursery with garden plans as part of their commitment to benefit the wider community.

Taking care of local wildlife has been a key focus for this development, with first class environmental practices. Initial investigations of the site were carried out to check for bats, nesting birds and hedgehogs and due consideration was given to each aspect and provision made for nesting boxes. 

The Inspector has highlighted the genuine commitment to reduce carbon emissions by the practices on site, particularly the use of timber frame construction. Likewise, subcontractors are chosen from the locality to minimise travel and carbon emissions. 

Feedback from the report highlights the following as excellent practice.

  • A proactive approach to developing relationships with the local nursery and local businesses.
  • Monthly newsletters about site progress distributed to the local community.
  • Daily site and perimeter inspections for health and safety 
  • Site deliveries to avoid the busy nursery pick up and drop off times.
  • Maintaining an up-to-date community notice board
  • Commitment to carbon reduction 
  • Collaboration with Tameside College to enable work placements and apprenticeships.
  • CHAS Elite accreditation in place 
  • Mental health support & Healthy living advice
